Do I need a fire door certificate for my flat front door?
Yes. Under the Building Safety Act 2022 and the Fire Safety (England) Regulations 2022, flat entrance doors that open onto a common escape route must be FD30S fire doors and inspected at least annually in buildings over 11m. Many leaseholders also need certified evidence when selling, remortgaging or completing an EWS1/LPE1 form.
Who is responsible — the leaseholder or the freeholder?
