Why your flat front door needs a fire certificate

Since the introduction of the Fire Safety (England) Regulations 2022 and the wider Building Safety Act 2022 framework, flat entrance doors opening onto a common escape route are treated as critical compartmentation. They must hold back fire and smoke for at least 30 minutes (FD30S) so neighbours can evacuate safely.

Annual inspections are mandatory in buildings over 11 metres. Even in lower-rise blocks, managing agents, conveyancers and lenders increasingly require documented evidence before a sale, remortgage or LPE1/FI3 pack can complete. A signed R-10 certificate gives you that evidence in a format the industry already recognises.

Frequently asked questions

Do I need a fire door certificate for my flat front door?

Yes. Under the Building Safety Act 2022 and the Fire Safety (England) Regulations 2022, flat entrance doors that open onto a common escape route must be FD30S fire doors and inspected at least annually in buildings over 11m. Many leaseholders also need certified evidence when selling, remortgaging or completing an EWS1/LPE1 form.

Who is responsible — the leaseholder or the freeholder?

Responsibility depends on the lease. Generally the freeholder or managing agent is the Responsible Person for the building, but the leaseholder usually owns the flat entrance door and is liable for its condition, repairs and replacement. Both parties benefit from a documented FD30S certificate.

What does FD30S mean for a flat entrance door?

FD30S = a fire door rated for 30 minutes of fire resistance (FD30) plus cold smoke seals (S). Since 2007 every new flat front door in a multi-occupancy block must meet this standard, with intumescent strips, smoke seals, three CE-marked hinges and a self-closer.

How much does a flat fire door certificate cost?

R-10 issues a Building Safety Act–aligned flat entrance door certificate from £25 per door — versus £250–£450 for a traditional surveyor. Turnaround is typically 48 hours after photo upload.

Will my certificate be accepted for a sale or remortgage?

Yes. R-10 certificates are third-party verified, reference BS 8214, PAS 24 and the Building Safety Act 2022, and have been accepted by major UK conveyancers, lenders and managing agents for LPE1, FI3 and EWS1 supporting documentation.
